We confer with our client at the inception of the project to ascertain all budgetary, design-oriented, and timeframe concerns. After the client has provided us with project programming input, development guidelines and approvals of schematic design, we then prepare an itemized budget estimate. The schematic design along with the budget estimate becomes the Scope of the Work Definition. This Scope of Work Definition is adhered to through Design Development, Working Drawings and ultimately construction completion.

PROJECT PLANNING SERVICES

Stouse Constructors' project planning services can include the review of the project concept; recommendations and assistance in selecting the design team; management of the design team; review and evaluation of the owner budget; and, because of our extensive development background, assistance with agency approvals and entitlements where necessary.

PRECONSTRUCTION SERVICES
J.G. Stouse Constructors reviews schematic designs and defines the scope of the project, prepares project overviews and analysis and can provide cost model estimating on our computerized estimating system. The company provides complete project and budget management during the design/construction document phase.
All building systems are evaluated for cost and efficiency and alternatives recommended where warranted. Systems evaluated include mechanical, electrical, plumbing, fire protection, life safety, structural, exterior cladding, elevators and interior finishes. We can also assist in building code analysis as well as provide life-cycle cost analysis of building systems in terms of energy costs and conservation, etc.

GENERAL CONSTRUCTION SERVICES
J.G. Stouse Constructors begins by selecting the right people for each project, using only the most qualified subcontractors. We prepare a project management plan, quality control plan, safety plan, and a monthly project plan if required. With our construction management computer software, we continually update and monitor the budget, providing reports at specified intervals. Changes are carefully analyzed and monitored. Appropriate billing schedules and procedures are provided.
When a project is completed, a complete close-out package is provided, including final punch lists; operations/maintenance manuals; as-builts; systems orientation/training, final releases; occupancy permit and notice of completion. This package also includes the complete final project cost audit and report.

TENANT IMPROVEMENT CONSTRUCTION
In addition to the general construction services offered, J.G. Stouse Constructors provides specialized services for the complete design and buildout of tenant improvements, including space planning, CD's, engineering and all construction coordination. We act as a member of the project team, reviewing, evaluating and recommending materials and analyzing cost alternatives. We establish and constantly update pricing schedules to maintain budget controls throughout the job.
